All needy citizens can get property valuation, stamp duty calculation, ownership verification and other necessary services after registering on these web portals.
In Maharashtra also the web portal of IGR provides similar online services. On this web portal, a citizen can get information related to land-building after selecting only a few options.
IGR What is Maharashtra?
The IGR is the office of the Inspector General of Registration and Stamps in Maharashtra. IGR Maharashtra is responsible for services such as registration of property papers, payment of stamp duty, valuation of property, calculation of property tax, calculation of stamp duty, payment of stamp duty and registration fee, refund of stamp duty and registration of marriage, etc. To provide all these essential services to the citizens, the Registration and Stamps Department, Government of Maharashtra has created a web portal for Inspector General of Registration and Stamps (IGRS). Since then the need to go to the sub-registrar office for registration of papers has reduced. This web portal provides services in English and Marathi languages.

Calculating Stamp Duty
On legally registering a document with the government, one has to pay tax in the form of stamp duty. This tax is paid through various papers. Some of these include property sale agreement, leave and license agreement, gift deed and mortgage deed. Stamp duty in Maharashtra has been capped at 3 to 6 per cent of the entire transaction value of the property. It varies according to the type of papers, region and other factors. IGR Maharashtra Provides facility to calculate Stamp Duty on online web portal. Stamp duty can be fixed on the website of IGR Maharashtra. Calculate the stamp duty calculation on the online web portal as per the steps given below –
- First of all you have to open the official web portal.
- On the home page of the web portal, there is an option “Stamp Duty Calculator” in the online service area, click on this button.
- After this new web page will open, if your document is a sale deed then you have to select “Sale Deed” option. And if it is an agreement to sell then you have to select “Agreement to sell”.
- If your document is permission and license then you have to select “Permission and License”.
- After selecting the type of your document, you have to select the municipality of your area.
- After this, you enter the amount of consideration and the market value amount.
- Now you have to press the “Calculate” button, then the stamp duty information will appear on your screen.
Payment of Stamp Duty and Registration Fee
Once you have calculated the stamp duty fee from the process mentioned above, then you can pay it by visiting the IGR Maharashtra web portal. The payment can be made through the Government Receipt Accounting System available on the web portal. Along with this, the applicable registration fees will also be able to be paid through IGR Maharashtra. You can also pay the fee offline as per your wish. Online payment of stamp and registration fees will have to be done in the following way –
- First of all you have to visit the GRASS Maharashtra web portal https://gras.mahakosh.gov.in/igr/frmIndex.php has to be opened.
- Select the Inspector General of Registration tab on the web portal.
- You will be redirected to the new webpage.
- If you do not have an account on the web portal, then you must select the option “Pay without registration”.
- You have to enter the information being asked in the next webpage.
- Now choose the required payment to be made – Stamp Duty only, Registration Fee only, Stamp Duty and Registration Fee both together.
- Select the district of the property, select the sub-registrar’s office related to the property and select the type of documents.
- Enter the amount of stamp duty calculated. If you have also selected the option of your registration fee, then you will have to enter the registration fee as well.
- The registration fee is 1 percent of the consideration amount mentioned in the certificate.
- Enter the required details of the property and buyer-seller.
- Choose your preferred mode of payment, such as – Debit-Credit card or Internet Banking.
- Those who do not have all these facilities, they can get the challan from the web portal and go to the selected bank and make the payment by cash or cheque.
- After that select the “Proceed” option.

Searching property details on webportal
If you want to get detailed information of any property in Maharashtra, you can get it with the help of free search on IGR Maharashtra webportal. From the web portal, you can get information about any property registered in Mumbai and its suburbs since 1985. The year 2002 is the earliest year in which information will be available for areas other than Mumbai. In this way, apart from Mumbai, a limited number of different regions will also get information from the year 1985 to 2002. The way to find property details is as follows –
- First of all open the web portal of IGR Maharashtra.
- Select the “e-Search” option on the home page of the web portal and choose a free process.
- If you have not registered on the webportal then you have to create an account on the webportal.
- After the account is created, you have to enter your login credentials by selecting the login button on the web portal.
- Once the webportal login is done, you have to select the location of the property from Mumbai and other urban areas or Maharashtra.
- If Registration Year, District, Tehsil, Village & Property Number and Unique Property Number is not there, then Survey, Plot or CTS Number has to be entered and select the property from the list given below.
- Select the same property from the list and download the PDF file with the registration details.

In case of property, the Maharashtra Stamp Act 1958 gives all citizens the right to return the stamps they have bought. If the purpose of its use is canceled or the stamp is damaged before use or it is overpaid. In these situations, an application will have to be made to get the money back and according to the prescribed format, the necessary certificates will have to be submitted within the right time to the collector from whom the stamp was purchased. The following certificates will be required for the refund of stamp duty charges –

Stamp Duty Refund Application Process
- First of all you have to open the official web portal of IGR Maharashtra.
- Select the “Stamp Duty Refund” tab on the home page of the web portal.
- After selecting the option you will be redirected to the new web page.
- After you have entered the Refund Token Number and Password, hit the “View Status” button.
- You will see the status of the refund amount on the screen.
Search Property Registration Document
- First of all you have to open the IGR Maharashtra web portal.
- Select the “e-Search” option on the home page of the web portal and select “Free Process”.
- In the new web page you have to select the location where the property is located and enter its data. For example – property registration year, district, village or survey number etc.
- Now you have to hit the “Search” button and you will get the result.

- Open the web portal of IGR Maharashtra and select the “e-search” option.
- You will get a drop-down menu and you have to select the “Paid” option.
- This will allow you to search for the certificate online on the web portal.

IGR Maharashtra: What is Index 2?
ARK issues Index-2 through the Registration Department as an official record of property transactions. This is entered in the records of the registering authority. This document certifies that the property transaction has been completed. Index-2 contains the following information –
- Type of document like sale deed, agreement to sell, gift deed, transfer, mortgage deed, exchange property etc.
- The consideration amount of the property.
- Property details like – Municipal jurisdiction, area and sub-area with location mark, property details like – CTS number, survey number, hisa number, gat number, floor number etc.
- Built up area of the property (in square metres)
- Type of property such as land, residential building (room/flat/bungalow), commercial property (office or shop) and industrial building.
- Names of the parties connected with the property – seller, transferor, transferee, assignor – assignee etc.
IGR Maharashtra : Index 1, 2, 3 and 4
- Index 1 and 2 are prepared for fixed assets.
- Index 1 is prepared according to the first letter of the names of the parties attached to the property.
- The certificate is generated according to the name of the village in index 2.
- Index 3 is prepared for Willes.
- Index 4 is prepared for movable property.
